Jacob Davis
00:01
Jacob T Davis, here with my man. Jared Evanson, what’s happening, Jacob, what’s happening? How you doing today?
Jarod Evenson
00:11
Man, I’m really good. We won. We had a great weekend for Cougar football. Last week I saw you at the Portland State game. That was fun.
Jacob Davis
00:22
One by 40, almost, almost one by 50 that I called, I called a win by 50. We almost won by 50, but yeah, part our kids. Kids look pretty good. Not, not too shabby. They started off a little slow. I was, I was walking to the game, and one of my one of my friends, was like, we might not win a game the way the game started, but they warmed up. And one thing I noticed, like just sitting in the stands watching the game, it seemed like, and I I texted my buddies on this. I was like, Is Portland State that slow, or are we just that fast? It seemed like we’ve got some guys that are pretty quick, like, I don’t know, maybe unusually or faster than what I’m used to seeing for some of our skilled players. Like, I just quit way Sean Parker,
Jarod Evenson
01:29
I think just dead. I didn’t have him on my bingo card for, for Saturday, for having, what a 54-yard touchdown. Was that. I think that was his first carry. I don’t know that for a fact, but 54-yard touchdown run. That’s the most since Max Borgy Back years ago. Let’s see what else did he do?
Jacob Davis
01:55
Did? Can’t tell a story about Borgy Real quick. Yep, it’s not about Borgy, but I just remember with like, sitting in the stands, and there was this guy that would always sit in front of us, and he was always really drunk, and he would start yelling, Borgy, Borgy, Borgy. And then the rest of the crowd would go, oh, it was just like, you know, pretty intoxicated, and it was so funny. I just, I wish I would have got that on. I might actually have it on video that
Jarod Evenson
02:34
would make a good intro to our podcast every week. Starts, yeah, well, it was, I think it was when Borgy was a freshman, he came out hot as a running back as well, you know, just like way Sean did for us yesterday. So yeah, they Everyone seemed fast, especially after that first drive. And we were, I mean, moving the ball, I think they scored what on when Mateer was in, they scored every drive they had the ball after that first drive or touchdown, which is pretty sweet.
Jacob Davis
03:17
Yeah, I thought the tier looked pretty good too. So, I was looking up way Sean Parker, so he’s a true freshman, right from he’s from Sacramento, California, went to grant Union High School, six foot 199, so he’s pretty good, pretty good size. I mean, for I didn’t think he was a freshman. He looked like a, I mean, he’s pretty big dude for run back.
Jarod Evenson
03:48
Well, it’s so rare to have a a true freshman come in and get reps like that. I guess there’s like four guys that are trying to get reps. And, you know, in this, in the whole transfer era, and the n, i l money or era, there’s so many, like JC transfers into the division one schools, and so you don’t, you don’t see a lot of true freshmen just coming out, whooping it up like that. But I’m excited to watch him Texas Tech next week. Way Sean tomorrow takes the tech tomorrow.
Jacob Davis
04:18
Tomorrow.
Jarod Evenson
04:19
Yeah, tomorrow night, seven o’clock, 730 Yeah, you going to the game? I don’t know. Yeah, I don’t. I don’t have anything else going on, but I haven’t. I haven’t scrounged up any tickets yet either. So, we’re, we’re talking about it. We want to go. So, we’ll find out.
Jacob Davis
04:36
So, if you come to the fair, I’m Whitman County Fair. Woodbridge real estate has a booth at the fair, and we’re giving away two sideline passes. So come to the fair, you might get some free tickets.
Jarod Evenson
04:52
That’s a good idea, like, can we rig it? So, I win?
Jacob Davis
04:56
No.
Jarod Evenson
04:59
All. I’ll take you. That’s cool. You got sideline get away. Sideline passes for tomorrow.
Jacob Davis
05:05
Well, it’s a little so I was at Costco this weekend, and as you walk in, they’ve got, like, these little, you know, they’re giving away. These are not giving away. You can buy two tickets. It says sideline passes for $94 for two any game. So, I was like, that’s pretty sweet. And then I looked at the back of it, and its seats along the sideline. It’s not, like, it’s not field passes, yeah? So that’s what, when I read sideline, I’m like, oh, like, Imma get on the field. You know, I’m like, gonna be like, as pumping the players, you know, play, yeah, I’d probably get kicked out. They let me down there. But, yeah, so it’s but, you know, for 94 bucks any game. I thought that was pretty sweet. So, I bought a couple of tickets. And so, we’re giving away Yeti cooler, some Coug tickets. Got I bought a turnover chain. I call it Coug turnover chain.
Jarod Evenson
06:12
So, yeah, you got that? So that’s at the fair. You got a booth out there. What else is going on at the fair? Anything good the rodeo?
Jacob Davis
06:21
I mean, you know, there’s some good treats. It’s, I mean, the fair, have you ever, like, spent a lot of time at the fair,
Jarod Evenson
06:31
just enough, just enough to, like, throw a baseball at some milk jugs or whatever?
Jacob Davis
06:38
Yeah, like, well, there’s a whole. I mean, the fair is, like, a whole. It’s a whole nother world. Like, people will stay, they’ll camp at the fair all week. So, they have their campers, and they’re, you know, kids are showing animals, and, you know, there’s, like, it’s, it’s a whole thing. It’s pretty cool. We went out. I’ve been out there every day so far. Get, you know, we’ve got a booth we’re setting up, and then you kind of go around, it’s a great networking thing. And it’s just, its pretty cool way, I think, to be like, kind of get a little more plugged into the community. But, yeah, you see a ton of people at the fair. It’s like everybody in Whitman County goes to the fair, and if they’re not going, they should the fair’s the place to be.
Jarod Evenson
07:29
I want to get a booth there with you in like 20 years or so, and it’s just going to be like two old Coots given free advice. That’s all we do.
Jacob Davis
07:39
We should do a podcast episode from the fair. That would be, do that. Yeah, that’d be awesome.
Jarod Evenson
07:47
Set up some get up on the stage and do it. That’s a good like the magic shows. Man, oh, that’s good, though. So, stop by the Woodbridge real estate booth at the fair. That’s what you’re saying. Sign up. You can win some Coug tickets. Yeti cooler, I saw you. It looked like you had some other swag in there too. So that’s pretty sweet. That’s a sweet that’s I would, I would sign up real estate, picking up, slowing down. What are you feeling rates are rates just keep getting better every day. Like, it’s not like, and I don’t mean like, you wake up on Tuesday and they’re six and a half, and then on Wednesday they’re six and a quarter, but you know the small pricing improvements in between every single day that just keeps creeping down. I think I locked someone in at five and a half percent on a VA loan yesterday. It’s pretty sweet. So, I’ve been seeing that pick up. It’s been pretty sweet, especially those government, you know, ones that are in the low mid bots. That’s kind of awesome.
Jacob Davis
08:53
Yeah, I so like in Pullman, at one-point last week, we had 105 listings on the market. And then after the gay after could the Coug game, after the weekend, there was under 100 so, I mean, we dropped like 10 listings. We’re, I think like 97 or 95 last time I looked. So, it felt like our inventory was stacking up, and now I’m just seeing it start to shrink again. So, I’ve been busy. I put four deals together in the last two weeks. The house on the highway going to Pullman when you come through Colfax that I think everyone knows that they’ve made it really nice, you know? I mean, it’s a beautiful house. I got that in contract, like the day I was at the game, I listed it, I think, the prior, previous day, and got an offer like that day. So that’s pretty awesome, because that that house has been on the market a while, so I. Um, yeah, it’s a good time to buy. Because I think I’m feeling like market’s about to get hot again. I think we’re going to see the hottest winter, because usually market slows down in winter, right? But it feels like people, it feels like a spring season is starting.
Jarod Evenson
10:25
And what I love about the market right now, buying right now, and why I think it’s a good time to buy, is because I think both sides of the transaction are working together more to make deals come together, versus, like, when you’ve got a really hot market with low inventory, it’s like, you know, sellers hold all the cards, and so, you know, if they don’t like something a buyer is presenting, they’re just like, we’ll just go get the next buyer. But we’re in this market to where, yeah, it’s heating up, but like, people are still working together to make things happen, whether it’s things on an inspection. You know, this is great for buyers too. You know, closing costs being needed, like, there’s still opportunities for both sides to come out and win, versus when it gets way too hot, you know, it’s, it’s harder for seller or buyers to ask for stuff to make things happen. So, I think we’re in this, like, spot where everybody knows that they got to work together. And I love that about I did too.
Jacob Davis
11:20
I was, we had a sales meeting yesterday, and, you know, I was like, I love, I love the new rule changes. Like, I know a lot of realtors are freaking out about it, but like, once you start to understand there’s like, it’s, it’s a whole new game. It’s like, all new strategy, all new everything, you’ve got to really like, focus on how to like the conversations are different now. Feel like agents need each other more than ever. So, like, we’re like, agents in the past that you’re like, I want to deal with that person. You’re like, reaching out to them, and you want to work with everyone because, like, we have to work closer together more than ever, same with with lenders. Like we all just, it feels like we’re in war. We’re like, like, we’ve been just kind of attacked, and we’re at war and we’re just hunkering down trying to make it all work so,
Jarod Evenson
12:24
and it’s working good, yeah, no, it’s change. Man, nobody likes change for the most part, but if you tackle it the right way, he come out on top. But there was, I think it was time for some sort of change, you know, of the way we do things, I think what they came out with was a little extreme, but at the same token, like, you know,
Jacob Davis
12:47
well, so I mean, how we need a podcast?
Jarod Evenson
12:51
Yeah, we don’t got time to get deep into this next episode.
Jacob Davis
12:55
I gotta get the fair and set up the booth. But, man, I Yes, okay, we should talk next, next episode. We need to talk about the changes. And, you know, it’s really interesting. Like, the biggest change I’ve noticed is that, you know, in the past, leave it for next week.
Jarod Evenson
13:15
Alright, leave it with a cliffhanger.
Jacob Davis
13:21
Alright. We’ll talk about it next week. So anyways, COVID by 50.
Jarod Evenson
13:27
I can’t use that line that was, that was the promotion Jack did a couple years ago, but I think they should win by that much.
Jacob Davis
13:36
So, Texas Tech,
Jarod Evenson
13:38
I think I; you know what I want. I’m excited. Uh, Texas Tech had a tough game last week, so let’s just say I just want to W because I want a W, that’s it.
Jacob Davis
13:54
Yeah, true dad.
Jarod Evenson
13:58
Let’s go kids scoreboard so and Friday night or Saturday night lights? Yeah, that’s what it is. So, alright, brother,
Jacob Davis
14:07
alright. Well, have a good weekend if I don’t see it the game next week. Let’s talk about the changes in the real estate game.
Jarod Evenson
14:17
Ooh and the Apple Cup. Yeah? All right, sweet, go bye, man,
Jacob Davis
14:22
have a good week. Bye.
